Saudi Arabia-based proptech startup Ghanem has raised an additional $1.5 million in a pre-seed extension, bringing its total funding for the round to $8.6 million. The extension attracted real estate companies and strategic angel investors, adding to the company’s earlier $7.1 million financing, which included participation from Al-Romaih Group. Waad VC has also invested in the company.

Founded in 2025 by Saleh Waheed Al-Ghamdi and Amr Essam, Ghanem operates a digital platform that enables individuals and institutions to invest in income-generating real estate through fractional ownership. Investments start at SAR 1,000, depending on the opportunity, allowing participants to own a share of a property without purchasing the entire asset.

The latest funding comes as Ghanem develops its platform, expands its investment opportunities and builds partnerships to support its growth in Saudi Arabia’s real estate market.

Building a Digital Route to Property Ownership

Ghanem aims to make real estate investment more accessible by allowing investors to acquire fractional ownership stakes in income-generating properties through its app. The model gives participants exposure to property ownership and potential rental income at a lower entry point than buying an entire property.

Before properties are offered on the platform, Ghanem says they undergo verification, due diligence and valuation. These checks include reviewing ownership records and relevant documents, alongside valuations by accredited valuers. The company also states that all its products have been approved as Sharia-compliant by its Sharia committee.

From Funding to Operational Milestones

Alongside raising capital, Ghanem has reported progress in putting its fractional ownership model into practice. The company says it has completed several real estate investment transactions, attracted thousands of registered users and begun distributing rental income to investors without payment delays.

One milestone involved the issuance of digital ownership deeds to 580 individuals who participated in the platform’s first income-generating real estate investment opportunity. The deeds document each investor’s fractional ownership stake in the property.

These steps are important for a platform built around digital property ownership. Investors need more than a way to contribute money; they also need clear records of their ownership interests and a process for receiving income generated by the underlying assets.

Integrating With Saudi Arabia’s Real Estate Registry

Ghanem has also activated a digital integration with the Real Estate Registry (RER), allowing fractional ownership interests to be registered and digital deeds to be issued in investors’ names through an integrated process.

The company says this integration forms part of its efforts to simplify property ownership and strengthen its technical and operational infrastructure. By connecting the platform with the registry, Ghanem is working to link its digital investment experience with formal records of property ownership.

The startup has also joined the regulatory sandbox of Saudi Arabia’s Real Estate General Authority (REGA), where it launched its fractional ownership product under regulatory supervision. The sandbox provides an environment for the company to test and develop its model as it continues to build its services.

New Funding to Support the Next Stage

The additional $1.5 million will support product development, a wider range of real estate investment opportunities and strategic partnerships. Ghanem plans to draw on the experience of real estate companies and other partners as it develops its offering and seeks to expand its reach.

The extension brings the total pre-seed round to $8.6 million, following the earlier $7.1 million financing involving Al-Romaih Group. Waad VC has also invested in the startup, although the company’s announcement does not specify the amount or timing of that investment.

Saleh Waheed Al-Ghamdi, CEO and co-founder of Ghanem, said the company was working to make property ownership more accessible through a clear digital experience and ownership documented in investors’ names. He pointed to the completed transactions, rental income distributions, registered users and RER integration as the foundation for further development.

Al-Ghamdi said the extension would help Ghanem improve its product, diversify investment opportunities and build partnerships while continuing to develop its solutions within REGA’s regulatory sandbox.

Competing Through Trust and Accessibility

Fractional ownership offers a different route into real estate investment by allowing multiple investors to hold stakes in an income-generating property. For Ghanem, the challenge is to combine that lower entry point with clear ownership records, property checks and a reliable process for distributing rental income.

Its early milestones suggest that the company is moving beyond product development into operating transactions and building the infrastructure needed to support investors. The issuance of 580 digital ownership deeds and the live RER integration are particularly relevant to its effort to connect digital participation with documented property ownership.

The next stage will depend on how effectively Ghanem expands its investment opportunities, maintains investor confidence and turns early activity into sustained adoption. With its latest funding extension, the company has additional capital to develop its platform and pursue partnerships as it builds its position in Saudi Arabia’s fractional real estate market.

Elsewhere in proptech, Egypt’s Aqar Exit has secured $200,000 in investment for its platform that helps property buyers transfer their purchase contracts to new buyers.
